Swapped the Netherlands for the Cape and never looked back. As a buyer in the Cape, she knows the Dutch buyer's mindset inside out.
We live here. We speak your language. We represent you, not the seller. From discovery call to keys in your hand. We are on your side.
Warm days that run long, the ocean a couple of minutes one way and vineyards the other, and an ease between people you feel from the day you land. Welcome to the life you've been dreaming about, at a price that makes it possible.
We came the way you probably did, as visitors. From the Netherlands, Germany, Austria, and the Czech Republic, returning year after year, each time finding it a little harder to leave. And after years of returning, we all found ourselves asking the same question: why keep visiting a place you could call home?
So we made the move, and learned firsthand what it actually takes to buy here: the right lawyers, the right questions, the red flags nobody warns you about. We're not a sales agency. We're buyers who became experts, and now we're your feet on the ground.
We've done it. We live it. We know exactly how to help you do the same.
Every agent on the ground works for the seller. We don't. We represent you, the buyer, and we live here, so we know what the photos don't show.
Finding your corner of Cape
From the Atlantic Seaboard to the Winelands, we know a handful of places street by street, the ones we live in and drive every week. So when we point you to an area, it's because we know it'll fit your life, not just your budget.
Let's find your area →Property24 lists 50,000 homes. Which ones are worth your money? Which areas will appreciate? Where is safe for a family? Locals know. You don't. Yet.
By law under South Africa's Property Practitioners Act, every selling agent works for the seller. So no one on the ground represents the buyer. Until us. We sit on your side of the table, and we know what a property is truly worth.
FICA, exchange control, transfer duty, conveyancers. Buying in SA has hidden complexity that can quietly cost you thousands.
Done remotely if you wish. Most of our clients don't set foot in South Africa until the day they collect the keys. We film walk-throughs, negotiate on your behalf, and coordinate the legal team.
Start with step 1 →Whether you're buying a home to return to, rental income, or a foundation for later life, there's a level of support that fits, from a second opinion to a full door-to-door move. Most clients start with a call and decide together.
We find the options. You choose one. We go look.
Serious buyers who want to read the market and get honest eyes on one home before committing.
We find it, assess it, negotiate it, close it.
First-time buyers in SA with no local contacts who need the whole job done, search to keys.
You arrive. We've handled the rest.
Our most personal service, for buyers who want the whole journey taken care of, from the first conversation to the morning you wake up at home. We find the homes, handle the offer and the paperwork, arrange a curated trip to see it all in person, and prepare the ground for your move: schools, banking, the people who'll look after the place. No tiers, no limits, no detail too small.
Bespoke, and entirely yours. Let's begin with a conversation.
We earn the same whether you buy at €250,000 or €750,000, so our only incentive is finding you the right home, not a pricier one. We'll walk you through exactly what each level costs on your discovery call. No surprises.
We'll arrange a few curated days in the Cape, tailored to you: home viewings, the winelands, a round of golf, a safari, time by the ocean. An experience that will make you fall in love with this place.
An intro to our trusted local partner, in your language.
Introductions to vetted contractors for your quotes.
Local suppliers, so you furnish at local prices.
Up to four months of answers after you settle in.
From our very first year in profit, ten percent of our net profit goes to local housing initiatives in the Western Cape. It's our way of paying forward the welcome this place gave us. When you build wealth here, you help build homes for the families who'll be your neighbours. We'll publish the names and the numbers, every quarter.
"When we decided to buy near Cape Town we had no idea where to start. Having Europeans on the ground who understood our perspective would have saved us six months of stress."
"I knew the numbers worked. What I didn't know was the legal process, the language nuances with agents, the FICA paperwork. CapeNest filled exactly that gap."
"Watching the video walk-throughs from Amsterdam felt like being there. They negotiated the price down 12% before we ever flew out."
Thirty minutes, free, no pressure. We'll listen to where you are, share what we know, and tell you honestly whether the Cape is right for you.
Before you buy
You're not the first to ask any of these, and we'd rather you knew the honest answers now. Get the paperwork out of the way here, so your call with us can be about your home.
Yes, fully. Foreign nationals can buy freehold property and receive the same title deed as a South African, with no restrictions. You don't need citizenship or residency. A valid passport and a SARS tax number are enough.
Yes, provided the funds you bring in are recorded with an authorised-dealer bank when you buy. That registration is exactly what lets you repatriate your capital and profit later, and making sure it's done properly is part of our job.
Yes, though non-residents are generally limited to around 50% loan-to-value: you introduce one euro from abroad for every one you borrow locally. In practice, plan for a deposit of roughly half the purchase price.
Budget roughly 6–9% for transfer duty, conveyancing and (if you finance) bond registration. Transfer duty is progressive and starts at 0% on the first R1.1 million.
Municipal rates, estate or sectional-title levies, insurance and utilities, and these are typically far lower than in comparable European cities.
There's no annual wealth tax. As a non-resident you register with SARS, pay income tax on any rental earnings, and capital gains tax when you sell. On the sale itself, SARS can withhold a portion of the proceeds until your return is filed, another reason the paperwork matters.
It's the first question almost every buyer asks. We steer you toward suburbs and estates with proper access control and 24/7 security, and we walk every property in person before you ever consider it.
A fair question since 2022. We flag whether a home has solar, inverter or battery backup, a borehole or water tanks, which is increasingly a standard in the homes we recommend, and a real factor in resale.
It's a constitutional democracy with an independent judiciary and a free press. It's also the only country in history to have built nuclear weapons and then voluntarily dismantled them, and it sits within an internationally recognised nuclear-weapon-free zone. One reason it rarely features in serious global-conflict scenarios. For many of our buyers, that long-term peace of mind is part of the appeal.
No. Most of our clients don't set foot in South Africa until they collect the keys. We view properties in person, film honest walk-throughs, negotiate on your behalf and coordinate the legal team, all remotely.
No. Owning and living here are separate things. Residency runs through work, business, retirement or family visa routes. We can point you in the right direction, but it's a separate process from the purchase.
In the metros and established coastal nodes the market is liquid. We advise you on resale prospects before you buy, not after. So your exit is part of the plan from day one.
General guidance, not legal or tax advice. Rules change and every situation differs. We'll connect you with regulated conveyancers, bankers and tax professionals for your specific case.
